How does the Custom Home Plan process being?

  1. We meet on the initial consultation to get ideas and sketches to start on preliminary plans. The preliminary plans will show all the ideas that you bring with you at the initial visit. Its a good idea to compile your ideas, sketches and photos in a folder to bring with you. If you aren’t really set on the front view of your desired floorplan, we can show you various pictures that may help you with your dream home. Mr. Madden can email pdf files for approval of changes along the way. This can be very convenient, especially for out-of-town customers. We usually allow 3 full sets of changes to the preliminary plans before moving to construction documents. More often that not, multiple revisions like this are enough for us to reach the plan layout desired.
  1. After the preliminary stage of plans, we start on final construction plans. At this point, the designer and customer should agree that the floorplan layout is final and ready to generate the construction set of plans.  During this process minor changes to the actual plan can be made, but additional fees may be required to make any major changes that would add to the updating of all sheets. All of our plans are done on Autocad, so all custom house plans can be done quite efficiently. Remember that small changes should be incorporated in the plans because its better to have it in writing before the construction phase. 

How do I Start?

  • The first phase is Site Research, which may be done either before or after purchasing land. It would also be very disappointing to end up with a design you loved, only to discover that it could not be built on your site after all.
  • Next, meet with your designer to discuss your new home. A good designer will ask you extensive questions about your specifications and desires. Start with the home you imagine. As you confront such considerations as land, costs, and choosing a builder, let your own personal vision remain your top priority. Then it will truly be the home for you.
  • Bring your ideas such as room sizes, ceiling hieghts, special requests for windows or doors. Most of the time, a sketch on paper will be plenty to start from, if you know what look you want on the outside. These days, with technology, it is easy to bring copies of digital photos of the front of a house you would like yours to resemble.
  • Go ahead and write down everything you want in your house. Don’t say its too expensive, reality will scale it back soon enough. Find out what your budget is, and stick to it.
